Deed Restrictions
Deed restrictions are placed on a property through the property's title. Restrictions can limit how the property is used or developed. Because deed restrictions are placed on the property's title they are not subject to change when the property is sold or transferred. Deed restrictions do have time and enforcement limits.
One kind of deed restriction is a Mutual Covenant. Mutual covenants are agreed upon restrictions established by two or more landowners on their property titles. These are often placed on properties to protect property values and maintain the important scenic values of the neighborhood. Covenants are also placed on properties by developers upon sale of properties to maintain scenic and property values.
